There are dark lines along my baseboards and around the air vents. Is that permanent?

That's filtration soiling, and it's one of the most common things we see in Burbank. With long HVAC runtime through hot dry summers, air is pulled through the carpet edge at baseboards and returns, and the fibers act like a filter, catching fine airborne dust and grit. It shows up as a gray or black line hugging the wall or fanning out from a vent. It responds to targeted treatment along the edge rather than general cleaning, and most of it lifts. On carpet that's been in place since an older remodel it may not go fully back to new, and we'll tell you that when we look at it instead of after we've charged you for it.

Our house is on a slab and the dog had accidents in the back bedroom. Will regular cleaning fix the smell?

Usually not on its own. In slab homes, urine passes through the carpet and pad and sits on the concrete, so surface cleaning takes the stain but leaves the source. That needs sub-surface treatment, where we saturate down to the slab and extract, and in bad spots the pad may need replacing. If your house has a raised foundation instead, urine can reach the subfloor and sometimes the framing, which is a slightly different approach. We check which foundation type you have before quoting anything, because it changes the work.

Can you get equipment through the hallways in an original postwar ranch?

Yes. The original 1940s and 50s tracts here have narrow doorways and short, tight hallways, and we work in them constantly. We run hose from the truck rather than dragging bulky machines room to room, and we use corner guards on door casings and jambs so nothing gets scuffed. If your bedroom doors are the original narrow ones, tell us when you book and we'll plan the hose route ahead of time.

How soon can someone come out, and do you do same-day?

Same-day is often possible, especially for a straightforward job in the flats or an apartment in the south end near the media district. It depends on what's already on the schedule that morning. If we can't get you same-day, next-day or within a couple of days is typical. Larger jobs, or anything needing sub-surface pet treatment, usually get scheduled rather than squeezed in, since they take longer and we'd rather not rush them.

We give a free estimate and a firm quote before any work starts, so there's no number that moves once we begin. What affects it: how many rooms and how much of the square footage is actually carpet, since a lot of Burbank homes have hardwood under carpet in some rooms and not others; the fiber and pile, because older nylon cut pile in bedrooms and halls takes more time than the low-pile from later remodels; filtration lines at baseboards and vents, which are treated separately; and any pet urine work, which depends on how far down it went. Furniture moving and stairs factor in too. We'd rather walk the rooms with you than guess over the phone.
