Our stair runner and wool rugs are original to the house — at what point is cleaning still worth it versus replacing them?

In most South Pasadena homes we see, cleaning is still the right call. Wool and hand-knotted rugs from the bungalow and Spanish revival era were built to be cleaned many times. What usually looks like "worn out" is soil packed into the pile plus dulled fiber, which comes back a long way. What cleaning can't fix is actual fiber loss: bare foundation showing on stair nosings, dry rot in a rug that sat damp, or moth damage in a stored wool piece. We'll tell you honestly which one you have before we quote anything. Will cleaning hurt the original oak or fir hardwood under our rugs and runners?

That's the main reason we lean on low-moisture methods here. Old-growth oak and fir floors under 1900s–1930s houses often have shellac or an aged finish, gaps between boards, and no vapor barrier below, so soaking a rug in place is how you get cupping, staining, or a musty subfloor. Area rugs we prefer to take offsite and clean fully so the floor never gets wet at all. For wall-to-wall and stair runners that can't come up, we control moisture carefully, protect the wood at the edges and stair nosings, and use air movement so nothing sits damp against the boards. If we think a rug shouldn't be cleaned on the floor, we'll tell you before we start.

What actually causes most of the dirt in South Pasadena homes?

The tree canopy. Oak, sycamore and camphor drop constantly, and it all gets tracked in. In spring it's pollen, which settles into entry rugs and carpeted stairs and makes light wool look flat and gray. Offsite rug cleaning works differently. We pick up, clean and dry the rug at our shop, and return it, so plan on that taking longer than an in-home visit. If something is actively wet, tell us on the phone; getting to a wet wool rug quickly matters more than getting to a dirty one quickly.

We give a free estimate and a firm quote before any work starts, so nothing changes once we're in the house. What moves the number: square footage and how many rooms; whether we're cleaning in place or taking rugs offsite; stairs, which are priced separately because each tread is hand-worked; fiber type, since wool and hand-knotted rugs take more care and time than synthetic wall-to-wall; and condition, meaning pet issues, tannin staining, or years of built-up traffic soil that needs pre-treatment.
